We pulled 90-day snapshots for the neighborhoods we work in most, from Wexford to Cranberry Township, and the thing that keeps jumping out at us this summer isn't one big headline. It's how differently each of these markets is behaving right now, even though they're all just minutes apart on a map.
Zoom out, and there's a clear seasonal story: inventory is building almost everywhere. That's normal for late summer — the spring rush cools, sellers who listed in May and June are still working through showings, and new listings keep landing on top of homes that haven't sold yet. But how much inventory is building, and what that means for you, depends entirely on which zip code you're watching.
